When https://www.loaconstruction.com/roof-services/roof-coatings/roof coating is applied too thick, it can actually undermine the durability and effectiveness of the protection it's supposed to give your roof. That might seem counter intuitive, but when you consider that mechanisms involved it makes sense.

Every roof coating from acrylic roof coatings to silicone coatings to elastomeric roof coatings is formulated to deliver flexibility, waterproofing and UV protection at a specific dry film thickness (DFT). Applying more than recommended doesn’t add strength. Instead, it increases the risk of failure and maintenance costs. Field studies and forensic inspections repeatedly show thick coatings degrade much faster than properly applied ones, especially in ponding areas, valleys and sections that are exposed to UV rays.

Less isn’t more, but more isn’t better either. With roof coatings, precision wins every time.

Think your roof coating is too thick?

Problems Caused by Excessive Roof Coating Thickness

Metal roofs, asphalt shingles and flat roofing systems can all benefit from a good roof coating - if it's applied correctly. When acrylic elastomeric roof coatings or silicone roof coatings are applied too thick they won't perform as expected and can lead to:

  • Cracking and Peeling

Thick layers of roof coating dry unevenly. When that happens the surface can wrinkle, crack or peel as trapped moisture and solvents try to escape.

  • Blistering and Bubbles

In moisture-cured systems such as silicon coatings, excess thickness traps gases like carbon dioxide inside, leading to blisters or bubbles in the finished membrane.

  • Delayed or Incomplete Curing

Overly thick coatings may not cure properly, remaining tacky, soft or vulnerable to mechanical damage for weeks or months after application. If damage does occur it can create more problems down the road.

  • Hidden Failures and Weak Seams

Thick coatings are more likely to obscure surface flaws, debris or poorly prepared substrate areas. This leads to large-scale adhesion failures and water leaks.

  • Increased Energy Consumption

When the roof coating isn't as UV resistant more heat will get into the building increasing the need for air conditioning.

Repairing Coating Systems That Were Applied Too Thick

Identify Problem Areas With a Thorough Roof Inspection

Roof restoration starts with an inspection from a qualified roofer. Inspect the roof coating for blisters, cracks, peeling or ponding water. Another red flag is soft or tacky spots that indicate improper curing due to thickness. Pay careful attention to the valleys, skylights and around rooftop equipment.

When restoring metal roofs you also need to look for signs of rust and corrosion.

Remove Damaged Coating

Carefully scrape off loose or blistered coating to reveal a clean, stable roof substrate beneath. After that, feather out the edges of the removed areas to create a smooth transition for repairs.

Surface Preparation

Clean the exposed surface to remove dirt, debris and contaminants to ensure good adhesion for repair coatings. Allowing water to fully evaporate so the roof is completely dry is essential, especially if moisture was trapped under the thick coating.

Repair and Re-Coat

Choose a roof coating that is suitable for your roofing material. If other specific needs are important, factor that into the selection as well, especially if it impacts business operations at a commercial building.

For example, if being low in volatile organic compounds is a priority, an elastomeric coating is ideal. And if you want a highly reflective coating, opt for a white silicone-modified coating. There are many benefits provided by other coatings to lower energy bills and increase tensile strength while still being cost-effective options that save money.

The local climate is going to play a role in the re-coating process. Before you start, check to make sure there are no extreme temperatures or rain in the forecast.

Apply repair products designed for roof coatings in thin, even layers according to manufacturer guidelines to avoid repeating thickness problems. For example, water-based coatings like acrylic coatings need to be thin enough for water to evaporate fully.

To enhance performance and keep the product warranty intact, the coating should be the minimum thickness recommended by the manufacturer without exceeding the maximum thickness.

When re-coating the roof, use reinforcing fabrics or mats if recommended to strengthen repaired roof areas and prevent future problems. Finish by blending new coating into the surrounding intact areas for a seamless finish.

Final Inspection and Maintenance

Do an adhesion test to check the repair areas after curing for proper adhesion and thickness. The coating shouldn't be wet in any spots.

Your roof coating will be repaired, but it can't be ignored. Make sure to establish a regular inspection and roof maintenance routine to catch early signs of coating failure in the future.

LOA’s Dan Harvey worked with my insurance inspector to make sure all the hail/wind damage was accounted for, gave us a good choice of shingle colors, and was great at communicating. The workers did quality work, found and repaired rotted wood and cleaned up. Highly recommend!"

"Brandon at LOA construction made replacement of our roof very easy. He was the only roofing contractor that I could find that would work directly with our insurance company. They showed up on time and made the whole process very easy. And we have a great looking high quality roof! I Would definitely recommend them to anyone looking for a new roof. Give them a call if you need a roof or think you might have wind or hail damage. I had several other bids that were higher cost and didn't think our insurance would cover it. Our insurance did cover it, I think they were just unwilling to work with the insurance company. Not Brandon, not only was he will to work with our insurance he met with the adjuster and made the whole thing a breeze. Thanks again LOA and Brandon!!!!"

LOA Construction has exceeded my expectations again. This is the second roof installation with them and I couldn't be happier. Specifically, Tyler Griffiths is professional, attentive, and made the entire process of working with my insurance company effortless. My tenant sent a glowing account of their experience as well. Knowing it was a rental, they still diligently protected all property and plants. They were on time every time and went out of their way to not inconvenience the residents. LOA Construction has integrity and takes pride in their work. I couldn't recommend them more.

As a first time home owner with no experience in how to make claims and start the process of getting a new roof I was scared to the point of avoiding what needed to get done after the bad hail storm. August Walker did an amazing job walking me through each step along the way. He answered all my questions and calmed my concerns. They inspected my roof and drove from Austin to Belton just to be there with the ins inspector, and followed up with me in person after the roof was installed. He also made a special trip back to drop off samples! I’m grateful to August and LOA construction for being highly professional and friendly!
