Can you install a new roof over an existing roof? Technically, yes in some situations you can reroof over existing asphalt shingles. Is it the best way of going about a roof installation? Usually, no.

Problems That Can Happen When You Reroof Over a Roof

At first, it may seem like installing a roof system over the existing shingles will save you money. And it may in terms of the upfront roof replacement cost. However, replacing a roof this way could cause problems after the fact that could make it much more expensive in the long run. Here's why.

  • It's Harder to Detect Roof Problems

    Sometimes detecting roof problems is difficult when there's just one layer of roofing. When you add another layer on top it becomes much harder. It could cause you to miss serious roof problems until they become major issues.


  • The Weight Can Overload the Roofing System

    Adding more roofing materials on top of an asphalt roof could create overload issues from the extra weight. The roof deck and supporting structure are designed to hold a certain load. If you exceed it you could cause costly structural damage that leads to the roof sagging and other related problems.


  • Increased Risk of Trapped Moisture and Leaks

    The more layers of roofing material there are, the greater the risk of moisture getting trapped between them. The trapped moisture will cause damage to the roofing material that may go unnoticed - until it turns into a full blown leak.     When an overlay is done you have to pay careful attention to the roof and ridge vents. They'll need to be reconfigured or replaced with "over-roofing" vents or there could be ventilation issues. Since the new roof layer could cause blockages the ventilation system may also need to be expanded.

    Needless to say, building codes in many municipalities don't allow for roofing over an existing roof. This is why many reputable roofers don't offer the service. This may not seem like a big issue, until you go to sell the home or you need work done that requires a permit.

    Any time you have an issue with a roof that has multiple layers of roofing material you need an experienced roofing contractor.   • Get Regular Roof Inspections

    Regular roof inspections are an absolute must since spotting problems is more challenging.
