Some roof penetrations are intentional, and the chimney is one of them. A lot of precautions have to be taken to make sure leaks don't form around the chimney, but even if you're careful it can still be a problem.

The solution is going to depend on what's causing leaks around the chimney, and there could be a number of sources. No matter what, it's a problem that you want to get checked out as soon as possible so the chimney leaks don't turn into serious structural issues.

Leading Causes of a Chimney Leak

A chimney is a roof penetration that is actually open to release smoke, but it's also designed so that water can't get in. If there are signs of a leak around a chimney it's a clear indication that something isn't working properly.

Damaged Flashing Around the Chimney
Flashing is used around roof penetrations to prevent water from leaking under the roofing material. Needless to say, if the flashing is damaged or was installed incorrectly it can cause leaks around the chimney base.

The Chimney's Masonry is Damaged
Damaged masonry is actually the top cause for chimney leaks, but there are many roots for this problem. Cracks in the masonry can allow water to seep in through the bricks, and damaged mortar can do the same.
Inadequate or Damaged Chimney Liner
Damaged masonry may not be the result of poor construction. It could be because the chimney liner isn't doing its job. Chimney liners are installed inside the chimney to keep heat and gases from damaging the chimney structure. Anytime a chimney liner is damaged or not installed properly the heat and combustibles can cause issues with the structure of the chimney.

A damaged crown will need to be replaced or water will keep penetrating into the chimney. All the loose mortar needs to be removed before cracks can be sealed or filled in with cement. Once the cap is in place crown sealant is used to keep it there.

Chimney Liner Repairs

The existing chimney liner will most likely need to be removed and replaced. Before that happens you'll need to choose a new liner. The options include a metal liner, a cement-like cast that's poured or covering cracks with a heat shield.

Chimney Masonry Repairs

A mason will need to go over every inch of the chimney to seal up cracks that are allowing water to seep through. If you've experienced repeated chimney leaks it may be time to consider rebuilding the chimney. Poor construction will continue to create problems even with regular chimney cleaning and maintenance.
