What Causes Punctures and Tears in TPO Roofing Systems

Like other roofing materials, TPO breaks down as it ages and is more likely to get torn or punctured with time. But there are things that can happen along the way that can cause physical damage prematurely.

  • Hail

    In some parts of the country punctures and tears are one of the most common TPO roofing problems because of hail. Central Texas is one of those areas. Hail can cause many punctures all at once, even if it's not that big.

  • Heavy Foot Traffic

    The low slope roofs and flat roofs of commercial buildings could experience a significant amount of foot traffic if it allows access to machinery and equipment. In addition to the weight of people walking around, dropped tools can cause damage to the roof surface.

  • Membrane Shrinkage

    Sometimes it doesn't take mechanical damage for a tear or puncture to occur on the roof's surface. In terms of membrane shrinkage TPO membranes are susceptible. When shrinkage occurs the roof membrane contracts and pulls away from the edges, seams and anchors causing punctures and tears. This can be caused by age as the material becomes more brittle or environmental factors.

  • Prolonged Exposure to UV Rays

    UV radiation can make TPO roofs more brittle and prone to tearing. It's particularly problematic in areas with high heat and UV radiation.

  • Debris

    Falling debris is a top reason for punctures in TPO roofs, but debris blowing around on the roof can also cause tears.

  • Chemical Exposure

    Some commercial roofs may be exposed to chemicals that degrade roofing materials and weaken the membrane.

  • Improper Installation

    If the TPO materials aren't installed correctly it increases the chance of tears. It's something that is seen when there are seam failures due to inadequate heat welding during the TPO roof installation.

How to Repair a TPO Membrane That's Torn or Punctured

Even small tears and punctures need to be addressed quickly because that hole or crevice is allowing heat, cold and moisture to penetrate past the roof membrane sheets. TPO roof repair for punctures and tears involves:

  • An Inspection by a Professional Roofing Contractor – The first step is to assess the roof's true condition. A thorough inspection is needed to check the entire roof for tears and punctures.
  • Clean the Roof – The area around the puncture or tear must be cleaned before any repair is made.
  • Cut a Patch That Completely Covers the Hole or Tear – A patch made of the same TPO material should be cut large enough to cover the damaged area with a few extra inches on all sides.
  • Adhere the Patch – Smaller tears and punctures can be repaired using a TPO primer to adhere the patch, followed by firmly pressing it into place with a roller. Larger damage may require heat welding the patch.
  • Seal Around the Edges of the Patch – After the patch is secured, seal around the edges to ensure the repair is fully watertight.

A thorough inspection will catch problems early, and it's a chance to do preventative maintenance. It's also important to keep the roof clean and clear of debris. How to Fix a TPO Roof System That Has UV Degradation

This is a problem where poor installation isn't necessarily a factor. There's no way to completely protect TPO roofing systems from UV damage. Proper installation and high quality materials can be used, but given enough time in the sun, the material won't be the same.

There are three roofing options that address UV damage depending on the severity.

Recoating - Reflective coatings can extend the TPO roof's lifespan by adding a layer of UV protection. The UV rays are reflected rather than absorbed so the material doesn't break down as quickly.

Recovering - If the roof requires more than recoating but the seams are good and it's structurally fine, recovering could be the better solution. This is adding another layer of TPO material over the top.

Replacement - If the roofing material is significantly damaged or the damage is widespread across most of the roof, then replacement may be the recommendation. Unlike recovering, with replacement the existing materials are removed and everything is replaced.

Proper maintenance is needed to keep TPO roofing in good shape and minimize further damage as much as possible. TPO roof maintenance includes a thorough inspection at least once a year will tell you how the roof is holding up and when it's time to recoat to avoid more costly repairs.
